Building in Athens means designing against forces most European cities don’t have to reckon with. Greece sits in one of the most seismically active regions in Europe, so structural performance under Eurocode 8 and the national anti-seismic regulations isn’t a checkbox , it’s the starting condition for every structural decision we make. At the same time, Athens’ hot, dry Mediterranean summers demand a completely different environmental strategy than Northern Europe: passive cooling, shading, cross-ventilation, and material choices that manage heat rather than retain it.
Modify Architects uses the same computational, parametric workflow across every studio location , advanced BIM environments, custom-coded structural analysis, and algorithmic massing studies , applied here to solve Athens-specific problems: modelling seismic loads and structural redundancy from the earliest concept stage, and running solar and shading analysis before a facade is ever drawn.

Whether you’re retrofitting a mid-century polykatoikia, building new in one of Athens’ redevelopment zones, or renovating a property that needs archaeological or seismic clearance before the first wall comes down, the earliest structural and regulatory decisions are what determine whether a project stays on schedule and on budget.
Athens is not one city architecturally, it’s several, stacked on top of each other. We work across the conditions that actually define it:
The polykatoikia block : The mid-rise reinforced-concrete apartment building, the polykatoikia, is the dominant typology across Athens, built in waves from the 1930s through the 1970s. Many are now due for structural retrofit, energy upgrades, or full renovation. We specialise in bringing these buildings up to current seismic and energy standards without erasing what makes them work: their pilotis ground floors, their light wells, their adaptability to mixed residential and commercial use.
Archaeological sensitivity. Athens is built over millennia of continuous habitation, and a meaningful share of central sites carry some risk of archaeological significance. Projects near or within areas of archaeological interest require coordination with the Central Archaeological Council (ΚΑΣ) before groundworks begin. We build this review into the project timeline from the outset, rather than treating it as a surprise that stalls construction.
Seismic retrofit and reinforcement. A large portion of Athens’ existing building stock predates the current anti-seismic code. Where a renovation project touches an older structure, we assess and, where needed, reinforce it to current Eurocode 8 standards , often the single most consequential technical decision in a renovation budget, and one we model early rather than discover late.
Passive climate strategy. With summer temperatures regularly exceeding 35°C, we design for shading, orientation, natural ventilation, and thermal mass before we ever specify mechanical cooling , reducing both energy demand and long-term running costs, in a climate where cooling load, not heating load, drives the energy bill.
New development and urban regeneration. Athens is in the middle of its largest urban transformation in decades, from the redevelopment of the former Ellinikon airport site into one of Europe’s largest mixed-use regeneration projects, to renewed investment along the Piraeus waterfront. We work in both registers: careful, code-driven renovation of the existing city, and ground-up design for what Athens is building next.
