Sustainable Design in The Netherlands

Building in Amsterdam is a different discipline than building almost anywhere else. Every project sits within a tight web of constraints: soft, waterlogged ground that dictates foundation strategy before a single wall is drawn; a historic street grid that leaves little room for a conventional footprint; welstand (aesthetic review) committees that assess how a facade sits within its block; and, increasingly, a city that expects new work to prove its circularity, not just its energy performance.

 

Modify Architects treats these constraints as design inputs rather than obstacles. We use advanced BIM environments and algorithmic, parametric workflows — the same computational methods we apply across our Athens studio’s portfolio — to resolve Amsterdam’s specific technical demands: optimising for a narrow or irregular plot, modelling water table and pile-foundation loads early, and running material-lifecycle calculations from the first concept sketch rather than bolting them on at the end.

Designing Within Amsterdam's Built Fabric

Amsterdam’s building stock is not uniform, and neither is our approach to it. We work across the typologies that actually make up the city:

Canal-side and monumentaal properties. A significant share of Amsterdam’s housing stock sits within the UNESCO-listed canal ring or carries a municipal or national monument (rijksmonument / gemeentelijk monument) status. Renovating or extending one of these means working within monumentenzorg guidelines from day one — coordinating early with the Commissie Ruimtelijke Kwaliteit, respecting original facade rhythm and materiality, and finding where modern performance (insulation, glazing, services) can be introduced without compromising protected character. We build our proposals around this negotiation rather than treating it as a late-stage hurdle.

Narrow, deep infill plots. The classic Amsterdam pand — narrow street frontage, long depth, shared party walls — rewards a very different structural and spatial strategy than a standalone building. We use parametric massing studies to maximise usable floor area and daylight within these tight, deep footprints, and to plan construction logistics for sites where a crane, a scaffold, and a delivery lorry may all be competing for the same three metres of street.

Rooftop additions (dakopbouw) and extensions. With little room to build outward, much of Amsterdam’s growth happens upward. We design rooftop extensions that meet the structural, fire-safety, and welstand requirements for adding a storey to an existing building, while keeping the addition visually proportionate to the street.

New-build in the redevelopment districts. Areas like Houthaven, IJburg, Zeeburgereiland, and the Zuidas are where Amsterdam is building its next chapter — dense, energy-neutral, and largely car-free. Our own studio sits in Houthaven, one of the city’s flagship circular and sustainable redevelopment zones, so this isn’t theoretical for us: we work daily in the same regulatory and construction environment our new-build clients are designing into.

The Omgevingswet (Environment and Planning Act) ,

which now governs how permit applications, zoning, and environmental considerations are assessed together — we structure our permit submissions to match this integrated process rather than the older, siloed system.

Amsterdam's circular ambitions

The city has committed to halving its use of new raw materials by 2030 and becoming fully circular by 2050. We build material passports and lifecycle-carbon calculations into our documentation, so clients are ahead of requirements that are tightening year on year, not scrambling to meet them retroactively.
